| 内容記述 | [概要] プロジェクトの企画フェーズにおいては, コストコントロールが重要となる。概算的な段階から入札段階まで, プロジェクトに必要なコストが目標値におさまるよう, 見積もり責任者は継続的に監視しなくてはならない。最終コストにもっとも影響を与えるのは, 実行フェーズよりも企画フェーズであることはよく知られているにもかかわらず, 多くの企業ではいまだに企画フェーズの見積もりに十分な時間を費やしているとはいえない。企画フェーズにおいて, 工事, 見積もり, そしてオーナーといったすべてのプロジェクト関係者が, コストを意識したアプローチをとり, 関係者が自身の責任と役割を認識し, コミットすることが不可欠となる。さらに, 正確なコストを算出するためには, 適切な見積もり技術を使えることも必須となる。この研究では, プロジェクトの企画フェーズにおける工事責任者・見積もり責任者・そしてオーナーの責任と役割について議論する。 [Abstract] Cost control is essential throughout a project design phase. The estimator has to ensure the owner that the cost will meet the owner's objective from the roughly estimating process to the bid. It is well known that the ability to influence the final cost is more the design phase than the construction phase. However, the most companies focus on cost control during the construction phase. The constructor, the estimator, and the owner have to be involved in the design phase and are committed and understand their responsibilities and role. The adequate estimating technologies are needed to estimate the accurate project cost. The study discusses the responsibilities and role of the constructor, the estimator, and the owner during the design phase. |
